Buying a house carries a series of costs in addition to the price of the house itself. Some costs are fixed and others depend on the house in question, its price, location, etc. We must not let these intimidate us and make us turn back our decision to buy. But we must not forget them: we need to think about it when calculating our decision and pay them on time to avoid problems.

Housing appraisal

This expense should only be done if we are going to ask for a mortgage. We must request the services of an appraiser to determine the value of the home so that the bank can calculate what financing it will give us. The price of the appraisal depends on the type of housing and can range between € 250 and € 350.

Notary

The notary must grant the public deed of sale, which certifies the change of ownershipTheir fees are regulated and depend on several factors: housing price, number of guarantors, number of copies... And, unless the buyer is subrogated to a pre-existing mortgage, two deeds must be paid, the trade and the mortgage.

Sometimes, before carrying out the purchase, pre-contracts are signed to force the parties to comply with the agreements reached. In this case we'll need a notary and its costs will also have to be paid.


Property registration

Once the sale of the property has been completed, the deeds must be registered in the Property Registry to generate a public document that records the transaction. It depends on the type of property, location and characteristics, although it's usually around 1% of the value of the home.

In case of hiring a management company to carry out this procedure, we must also pay the costs of this.

Taxes

Here it depends on the type of housing. If we have opted for a new construction we must pay 10% VAT. In the case of a used home we will have to pay the Property Transfer Tax, which in the case of the Balearic Islands is 1.2%

In both cases we must pay the Tax of Documented Legal Acts, which amounts to 1% of the purchase price and 1% of the amount of the mortgage.
